Help during construction warranty

  • we perform inspections of buildings that have been constructed within the time and volume agreed upon with the Customer, we represent the Customer in the communication with the builder, and inspect repair work and anything related that is performed during the warranty period;
  • in case the builder is unable to fulfil warranty obligations or “disappears”, we help with the realisation of credit institution warranties (if they exist) and help with finding builders to remedy deficiencies.

Inspection of building design documentation

  • we inspect whether the project has been prepared according to the Customer’s initial assignment;
  • we inspect whether the project or its stage complies with standard requirements and provided volume;
  • we give an assessment to the solutions reflected in the project and in case of unfeasible solutions, we suggest alternative ones;
  • if necessary, we organise and help with ordering and preparing the expert assessment of building design documentation.

Site inspection prior to real estate purchase

  • inspection of the condition of existing buildings, if necessary, preparing a reconstruction plan, construction cost and/or profitability calculations;
  • in case of land purchase, determining connection points and/or connecting conditions, the need and options for servitudes, the obligation for a detailed plan etc.

We help with finding suitable real estate

  • we determine which property suits the Customer’s requirements, property encumbrances, building rights and the obligation for a detailed plan, amenity possibilities, including connection points, connection charges, the need and options for getting servitudes. We help and/or represent the Customer either independently or with the Customer’s lawyers in negotiations with the real estate seller and, if necessary, we organise the preparation and signing of real estate acquisition contracts.

Servitude and right of use of land contracts

  • we organise right of use of land contract preparation, including the assembly of documents, communication with a notary and other necessary agencies.

We help with performing cadastre operations

  • we help the Customer with joining, dividing, changing boundaries of cadastres and other activities, including the organisation of cadastre documents (cadastre unit plans, boundary reports, cadastre certificates etc.), the movement of documents between various agencies, the preparation of notarial documents and performing respective notarial operations.

Maintenance and connection contracts

  • after the completion of the building, different installed systems must be regularly maintained so that manufacturer warranty would apply to the systems and that the systems would operate flawlessly and in compliance with requirements – for this, Your own employee may be used, who has undergone respective system trainings, or maintenance agreements may be concluded with companies that provide respective services – we determine the circle of service providers, if necessary, we conduct a procurement to determine the optimal service and organise the concluding of respective agreements before constructing and/or commissioning the construction works or getting a permit for use, connection and consumer contracts must be concluded – we help with preparing the respective contracts and organise the conclusion of contracts.

We help with questions regarding building administration

  • a company doesn’t always have a hired administrator who would be involved in and responsible for the building’s daily operation. In order for the building to operate and work smoothly, systems and waste disposal must operate, the building’s surroundings must be orderly. We help the Customer to organize the respective operations, we map the activities, organize procurements for provided services and help to conclude service agreements.

We help with real estate development projects

  • we calculate the approximate cost of the planned project;
  • we give an assessment to planned construction solutions from a construction-technical point of view;
  • we help with real estate acquisition and/or solving questions related to acquiring real estate (where the connection points are, how to connect, how much it costs, within what time it is possible to connect, etc.);
  • we help with establishing servitudes and land use;
  • we organize the preparation of detailed plans (DP) or determine the developer’s options, rights and obligations arising from the prepared DP;
  • we organize design contests to find an architectural, area planning, urban planning etc. solution and make further plans.
